Often homeowners want to buy a small neighbouring plot of land to use as a garden or paddock, and this places the land in a completely different price bracket to its typical agricultural value. With agricultural land trading at £4000-£6000/acre, such small plots of land with amenity value could reach more than 10 times that. When assessing such a piece of land, the agent will look at the value it adds to the subject property – which can often be considerable.
